Twelve developers responded to Central Health’s RFB for redevelopment of its University Medical Center Brackenridge on 15th Street in downtown Austin. The hospital itself will close, and be replaced with the Dell Seton Medical Center at the University of Texas, which is currently under construction across 15th Street.
The master plan details a mixed-use project encompassing up to 3.7 million square feet on 14.5 acres, consisting of hotel, retail and residential, as well as new medical-related development. Central Health would still own the Brackenridge campus, but will lease it to a master developer when one is selected.
Texas developers bidding on the project include Endeavor Real Estate Group (Austin); Lincoln Property Co. and Howard Hughes Corp. (Dallas), and RM Realty Group of Houston.
