Bardin Square Investors Ltd. used 1031 exchange funds to acquire an office property near downtown Arlington, TX, in a value-add play. The new owner has set aside more than $600,000 for significant upgrades to the building at 801 E. Border St.
The seller is listed as Snowden Family Properties LLP. The sales price was undisclosed. Renee Efimoff with Coldwell Banker Commercial Advisors DFW represented the local buyer.
The office space of the 45-year-old building is on the second floor, with 56 parking spaces and a vestibule with stairs and elevator at street level. Three of the 12 offices are occupied, with the tenants relocating by the end of January.
Efimoff indicated that the plan is to strip the building down to shell, and market it to a single tenant, or up to four tenants. Jones Commercial Interiors is leading the design team.
