151K-SF Oak Park Center III Sells to Emerson

111 Realty OPO LLC, an entity of the Mallick Group, sold the 151,000-square-foot Oak Park Center III, a vacant office building in west Houston. The buyer was St. Louis-headquartered Emerson U.S. The Fort Worth-based seller acquired the property at 6001 Rogerdale Dr. in 2014 for $27.4 million.

Rudy Hubbard, Kevin McConn and Rick Goings led the JLL team in representing the seller. Curt Stanton of Axiom represented Emerson in the transaction.

“This offering presented the perfect opportunity for the buyer to gain control of the property next door, and accommodate growth in their business,” Hubbard said. Emerson owns the 158,190-square-foot building at 6005 Rogerdale Dr.

Oak Park Center II delivered in 2007, and once housed Chicago Bridge & Iron Co. McDermott International Inc. acquired CB&I in May 2018, and the tenant moved out in summer 2018.
