The Austin City Council postponed a controversial zoning request, deciding to take it up at its Oct. 20 meeting. The property creating the issue is the Grove at Shoal Creek, a 75-acre, proposed mixed-use development near 45th Street and Bull Creek Road. And, the issue itself is that the property is currently unzoned, as it was a state-owned site.
However, a group of nearby neighborhood associations, known as the Bull Creek Road Coalition (BCRC) have voiced concerns that the project will exacerbate an already highly congested traffic area. Even after the project passed a city traffic impact analysis, residents are concerned.
Plans for the Grove include 150,000 square feet of retail, 225,000 square feet of office and 700 residential units, along with parkland and greenbelt space. Affordable housing is also proposed in the plan.
