Azure Partners Acquires Denver MF for $60M

ARA, A Newmark Company, completed the $60.25-million sale of Via Modern Residences, a mixed-use community in Denver’s Golden Triangle neighborhood. The asset at 828 Broadway features 200 apartment units, and 4,220 square feet of ground-floor retail rented by a single tenant.

ARA Newmark’s Terrance Hunt, Shane Ozment, Jeff Hawks and Doug Andrews Chris Cowan represented Denver-based developer and seller, PAULS, in the trade. The buyer was New York-based, Azure Partners.

Hunt says, “Via Modern Residences is in a great location with high visibility from three main thoroughfares: Broadway, Lincoln Street and 8th Avenue.”

Constructed in 2015, Via Modern Residences features a fitness center with massage, spin and yoga rooms, virtual classes and on-site personal training, a resident lounge with business center, catering kitchen, wine lockers, billiards, a third-floor deck with plunge pool, hot tub, fire pit, terrace and a pet park.
