Binswanger Arranges Sale of 1M-SF Southern Illinois Facility

Binswanger completed the sale of a 1,079,020 square-foot distribution center on 72 acres in Marion, IL. The property is located at 1100 Glenn Clarida Dr. in Southern Illinois.

Binswanger’s Zach Binswanger and Micoley assisted with the transaction for the seller, Dalfen America. The unnamed buyer is a Tennessee-based investor and the sales price was $9.8 million. The buyer was self-represented.

The site is strategically located between the St. Louis and Memphis markets, and within four miles of Interstate 57, making it a retail and commercial hub for the area. The Class A facility was constructed in 1999, with an expansion in 2004 and was renovated in 2013.

The building is constructed of 6-inch concrete slab floor, pre-cast concrete panel walls, and ceiling heights ranging from 32 feet to 37 feet. Key features include T-5 fluorescent fixtures with motion sensors, an ESFR sprinkler system, and is rail-served by local dual-access rail line, which provides access to both BNSF and UP rail lines.
