CA Industrial Closes for $109M

HFF arranged a joint venture equity partnership between Los Angeles-based Dedeaux Properties LLC. and an undisclosed financial services firm to acquire a six-property California industrial portfolio. HFF represented the buyer, which acquired the 372,100-square-foot portfolio from Orange County-based Highridge Provender. The transaction also involved recapitalization of an additional industrial building. The deal totaled $108.8 million.

The portfolio included four properties in Vernon, CA, an asset in Richmond, CA and a property in San Jose. The properties consisted of food processing and/or cold storage distribution facilities leased to CLW Foods, Elite Flower, HelloFresh, Pro Portion Foods, Sun Basket and Juicero, Inc.

Additionally, on behalf of Dedeaux Properties, HFF arranged the recapitalization of a 111,260-square-foot, state-of-the-art cold storage warehouse located in Commerce, CA.

HFF’s Anthony Brent and Ryan Martin handled the transaction.
