CBRE Group, Inc. handled the sale of a medical office building in Victorville, CA to a private 1031-exchange buyer for roughly $7.1 million. The property, located at 15095 Amargosa Rd., is 35,049 square feet and has immediate access to Victor Valley Global Medical Center, the Desert Valley Medical Center, as well as proximity to a number of daily-use retailers.
CBRE’s Mark Shaffer, Gary Stache, Anthony DeLorenzo, and Doug Mack represented the undisclosed buyer, as well as seller, Shirin Zarkesh of Ayzar Developments.
“Victorville is an attractive business community for investors because of its affordable housing and access to a deep labor pool,” said Stache. “This asset is situated in a medical office market that is characterized by a large and rapidly growing patient base, with a high percentage of insured patients and strong demand.”
The building is currently 98% leased to a variety of tenants, including Molina Healthcare and G4S, a leading international security solutions group.
