CenterPoint Acquires Second Orange County Building

Oak Brook, IL-based CenterPoint Properties acquired a 202,522-square-foot property situated on 10.05 acres at 3201 South Susan St. in Santa Ana. The transaction includes a lease-back with The Dixie Group, a carpet and flooring manufacturer.

CenterPoint’s Ryan Dunlap says, “It is rare to acquire a 200,000-square-foot cross dock in the infill, let alone in Orange County.” This is CenterPoint’s second acquisition exceeding 200,000 square feet in Orange County this year.

CenterPoint’s Greg Pearson says, “This transaction exemplifies our unwavering appetite for assets with excess loading. Truck courts at this scale are becoming intrinsically valuable in this land pricing environment.”

The property features 195-foot deep truck courts, 24-foot clear heights, drive around access and multiple points of entry.

The unnamed seller was represented by Stream Capital Partners’ Adam English, Adam Baxter and Jonathan Wolfe.
