Newport Beach-based CT Realty, in a JV with PGIM Real Estate, launched development on Agua Mansa Commerce Park, a state-of-the-art multi-building logistics project in Jurupa Valley. The fully-entitled, 4.4-million-square-foot project has undergone significant predevelopment, allowing sitework to commence immediately. Shell completion of the first buildings is expected by Summer 2021.
CT’s Carter Ewing says, “Developing a project of this magnitude on a spec basis speaks volumes to the confidence we have in the overall market, the project, and in this fantastic location.”
Agua Mansa Commerce Park features three buildings exceeding one million square feet in a cross-dock design with 40-foot clear heights, plus two buildings with roughly 200,000 square feet each and 32-foot clearance designed for regional last-mile distribution users.
The 206-acre site at El Rivino Road and Rubidoux Boulevard was purchased from Denver-based Crestmore Development in a deal valued north of $200 million. CBRE’s Darla Longo, Barbara Emmons Perrier and Dan De La Paz represented the seller in the land deal. CT Realty was self-represented.
