Blue Road Investments LLC, operating under the name of BRI Earhardt LP, struck a deal with a San Antonio entity to acquire 150 Earhardt Way, a 92,325-square-foot, three-tenant industrial property in Santa Teresa, NM. Zane Marcell and Dustin Volz with JLL represented the seller, GBP Santa Teresa LLC, while Sonny Brown Real Estate’s Adin Brown was retained by the JLL team for on-the-ground market expertise.
Located within the Santa Teresa Intermodal Park, 150 Earhardt Way is 100% occupied, with tenants including Erickson Metals and Acme Mills.
“150 Earhardt provided a unique opportunity to acquire a quality, fully-leased industrial asset in Santa Teresa, NM, one of El Paso MSA’s smallest yet healthiest submarkets,” said Marcell. “Its accessibility and proximity to several distribution hubs and the maquiladora network, as well as the continued demand for quality industrial space, make this sale a win-win for all parties involved.”
