Deconversion Sale Posts Edgewater’s Highest Per-Unit Price

Essex Realty Group arranged the condominium deconversion sale of 1446-1452 W. Thorndale Ave. in the North Side’s Edgewater neighborhood. The $5.5-million sale to a local investor reportedly represented the neighborhood’s highest per-unit sales price this year.

Steven Livaditis of Essex Realty represented the association and homeowners at the 26-unit condo property, a courtyard building that was converted from rental apartments in 2006 and extensively renovated at the time. He also represented the buyer, who emerged after multiple offers came in on1446-1452 W. Thorndale.

The property is steps away from Andersonville and the new Peterson-Ridge Metra Station. The unit mix consists of spacious one- and two-bedroom units, and several of the units include an additional den/office. Essex marketed all the condo units to be sold in their entirety.
