Downtown Louisville Tower Trades for $32M

Meidinger Tower, a 26-story, 331,172-square-foot office tower in downtown Louisville, KY sold for $32 million. HFF marketed the Class A property, along with locally-based NAI Fortis Group, on behalf of the seller, New York-based Torchlight Investors. Lake Worth, FL-based In-Rel Properties purchased the asset free and clear of existing financing.

Meidinger Tower is located at 462 S. 4th St., adjacent to 4th Street Live!, Louisville’s premier retail and entertainment district. The asset was renovated in 2006, and currently sits 97% leased to such tenants as Computershare, Mountjoy Chilton Medley, Cotiviti, River Road Asset Management, Seiller Waterman, Northwestern Mutual and TQL.

HFF’s Ralph Smalley and John Merrill represented the seller, along with NAI Fortis Group’s Mark Wardlaw and Lenisa Alvey. The buyer was self-represented.
