Eliken Properties, an industrial real estate investment company acquired a 1.4-million-square-foot building in Corsicana, TX from California seller Hackman Capital Partners. The building is situated on 139 acres at 2200 S. Business 45. The sales price was not disclosed, but the Navarro Central Appraisal District assessed the building at $10.5 million.
Known as the North Texas Industrial Center, the asset is occupied by two tenants, Pactiv and Guardian Glass. Eliken Properties, based in New York, focuses on properties in secondary and tertiary markets. Corsicana is approximately 55 miles south of Dallas.
Holmes Davis in Binswanger’s Dallas office brokered the transaction. Binswanger will also be working with the new owner to find additional tenants for the asset.
