Forge Moves Ahead on Tenderloin MXU MF with Church

Forge Development Partners moved forward on its third building program in San Francisco, forming a JV with Fifth Church of Christ, Scientist to redevelop a 13-story, mixed-use multifamily property at 450 O’Farrell St. They plan to revitalize the church’s former project by creating 310 unique units of high-tech, high-touch rental homes targeted at today’s middle-income worker. The city issued a construction site permit last week.

Forge will also create a new 10,000-square-foot turnkey worship space that allows the church to continue its mission in the Tenderloin community where it has called home for nearly 100 years. The Gensler-led design will integrate a wide-variety of innovations to produce high-quality, sustainable right-sized scaled-living apartment homes at accessible rental price points.

Forge’s Richard Hannum says, “With the help of our partners, we are not only addressing underutilized spaces, but also paying attention to a frequently overlooked corner of the market – housing for the middle-income worker – and doing it all without government financing.”
