The Preserve at 620, an adaptive re-use of a former Super Walmart, has delivered to the market. The 225,000-square-foot office property at 8201 North FM 620 in Austin is said to be the first of its kind in the Capital City.
With a recently-signed 52,000-square-foot lease from Corning Optical Communications added to one for about 43,000 square feet with IAS, the project is 40% pre-leased. JLL’s Zane Cole, Bre Brown and Reid Mauro represented Corning Optical.
“The early leasing activity was a great validation of a new concept in the Austin market,” said Ben Tolson of AQUILA Commercial, which is leading the redevelopment and leasing efforts for owner PacVentures. “We’re equally excited by what we see on the ground today.”
Corning plans to occupy its Preserve at 620 space in the second quarter of 2019. IAS has finalized its buildout and is preparing to relocate into the building now.
