Hamilton Point Acquires South Carolina MF Community for $24M

Hamilton Point Investments acquired Broad River Trace, a 240-unit apartment community in Columbia, SC for $24 million. The community is currently 96% occupied. Amenities include a dog park, business center, volleyball court and a pool.

Tai Cohen, Jordan McCarley and Watson Bryant of Cushman & Wakefield represented the seller, Passco Companies, in the transaction.

“Broad River Trace’s exceptional location, offering scenic views and convenient access to local amenities, as well as its in-demand community features, will continue to draw resident interest as the submarket’s population grows,” said Jeff Olshan, senior vice president at Passco. “Throughout Passco’s seven-year ownership, we strategically increased the value of the asset, completing minor upgrades to modernize the community and realize its potential.”
