Industrial-space improvements are becoming more of a reality as this commercial real estate property sector continues to thrive in Orange County and other parts of the state.
Improvements are important, but need to be done smartly and with future tenants in mind, according to Allen Buchanan of Lee & Associates. Excessive customization, for example, such as adding too much office space, might not be attractive to a future tenant, and must be kept in mind.
For improvements that a tenant does request, owners should compute the costs and average them out in the monthly rent.
