JBG Smith has struck a deal with Virginia’s Arlington County to provide new affordable housing, park space and transportation improvements in Crystal City. These commitments are in exchange for being able to increase the size of three of its Amazon-adjacent mixed-use projects, the Washington Business Journal reported.
As a result of the commitment, the developer will be able to build an additional one million square feet across all three projects beyond what the zoning would ordinarily allow.
That represents the maximum amount of bonus density allowed for the three sites, including 1900 Crystal Dr., an office and residential tower at 2300 Crystal Dr. and an office building at 101 12th St. South.
The Business Journal reported that JBG Smith now has all the zoning approvals it needs to start construction on 1900 Crystal, one of the first new projects pitched for the area after Amazon’s HQ2 announcement.
