Developer Thor Equities has tapped JLL as the officer broker for 3200 Kirby, the 186,000-square-foot, Class A office component of the mixed-use Kirby Collection. JLL’s Chrissy Wilson, Bubba Hawkins and Emily Asmus will handle leasing and marketing efforts. CBRE previously had the office leasing assignment for the office component, which topped out in November 2016.
The Kirby Collection is anticipated to deliver in Q3 2017. The office tower is zero percent preleased; construction and delivery is coming at a time during which the Houston office market is struggling.
3200 Kirby is in the Greenway Plaza submarket. JLL’s research indicated that the area recorded a total net absorption of 3.1% in 2016. The 13.9% vacancy rate is one of the lowest total vacancies in the Houston metro.
