Jones Development Co. signed a build-to-suit purchase deal with Ollie’s Bargain Outlet Inc. for a 615,000-square-foot distribution center in Wintergreen Exchange, a 71-acre, master-planned industrial park in Lancaster, TX. The facility will be situated on approximately 58 acres at West Wintergreen Road and North Lancaster-Hutchins Road in this south Dallas suburb. The center is scheduled for delivery in Q4 2019.
Cushman & Wakefield’s Gary Collett and David Eseke assisted JDC in marketing the property. Ollie’s was represented by John VanBuskirk, of Lee & Associates of Eastern Pennsylvania, and Sharon Morrison and Brad Struck of ESRP.
The facility’s South Dallas location was a major selling point for Ollie’s, which needed a southwest distribution center to enhance its supply-chain efficiency. Wintergreen Exchange is two miles from the Union Pacific Dallas Intermodal Terminal, and four miles from FedEx’s ground hub. The site also offers access to Interstates 20 and 45.
