Mixed-Income Project in Washington Park Represents a Chicago First

A new mixed-use, mixed income development, KLEO Art Residences, 5504 S. Michigan Ave., recently opened in the South Side’s Washington Park neighborhood. The four-story, L-shaped project by Brinshore Development features 58 apartment homes, along with 5,000 square feet of retail, community gathering and artist studio space on the ground floor.

A joint venture between two Chicago construction companies, Joseph J. Duffy Co. and Safeway, constructed the building. It features polycarbonate curtain wall panels, reportedly the first of their type to be used in the Chicago area.

“This project, with its two-toned, translucent panels, was both interesting and challenging,” said Joseph Beuttas, VP, business development for Joseph J. Duffy. “The exterior is a first for Chicago and the Midwest; we were excited to successfully complete this sleek building.”

Brinshore says the community is expected to be a catalyst for further retail and mixed-use development along the Garfield Boulevard arts corridor.
