Morning Calm Acquires Boca Raton Office Asset

West Palm Beach, FL-based Morning Calm Management acquired 301 Yamato, a four-story office building located in Boca Raton, FL from 301 Yamato I LLC for $38.9 million. The 230,867-square-foot Class A property is 92% leased and home to such tenants as Client First Settlement Funding, and Seeman Holtz.

Morning Calm’s Mukang Cho says, “301 Yamato is located in an area poised for the next wave of growth, as market rates in Boca Raton are expected to grow more than 15% over the next five years.”

The office building is located just east of I-95 and west of US Highway 1. The exterior features a modern reflective glass design and lush landscaping, in addition to outdoor water features, hardscaping, and fountains.

Marcus & Millichap’s Douglas Mandel and C. Todd Everett, along with Stoltz Realty Co.’s Jason Carros, represented the seller. Mandel and Everett procured the buyer.
