Move Over, Independent – 600 Guadalupe Wants to Be Taller

A little more than a week ago, The Independent — Austin’s tallest building – topped out. But not to be deterred, developers of a mixed-use project, currently dubbed 6th + Guadalupe at 600 Guadalupe St., want to beat the nicknamed “Jenga Tower” by eight stories. Partners Lincoln Property Co. and Kairoi Residential (formerly Lynd Development Partners) would like to begin construction on their 66-story skyscraper as early as fall 2018.

Once the site plan is approved and a demolition permit received, an existing Extended Stay America hotel on the site will be torn down. What is planned to rise in its place is approximately 575,000 square feet of office space and 25,000 square feet of ground-floor retail, topped by 349 residential units.

There aren’t height restrictions for 6th + Guadalupe, because it’s in Austin’s Central Business District. The developers have also asked the city for density bonuses, to allow maximum allowable floor-to-area ratio on the site.
