MXU Quadrangle Sells to Stream Realty Partners

Stream Realty Partners LP closed on the acquisition of Quadrangle, a 194,332-square-foot, mixed-use property in Dallas’ Uptown submarket. HFF marketed the property on behalf of the seller, American Realty Advisors. HFF also arranged for acquisition financing through TPG RE Finance Trust.

The property is situated on 3.8 acres at 2800-2828 Routh St. Quadrangle consists of an eight-story, 128,905-square-foot office tower that was renovated in 2017, a 21,443-square-foot creative office building and five retail buildings totaling 43,984 square feet. Tenants include Publicis, Ebby Halliday, Crushcraft, Theatre 3, Tacos and Tequila, Dream Café and BBC.

Originally developed in 1966, the Quadrangle was the first mixed-use project in Dallas. American Realty Advisors owned the property since 2006.
