NAI: Industrial Absorption Down in Feb. ‘17

Net absorption among industrial product in the Austin-Round Rock MSA was down substantially in February 2017, according to NAI Partners’ Monthly Market Snapshot of the region. Specifically, in the first quarter to date, net absorption was -81,634. In the entire first quarter of 2015, net absorption stood at 209,471 square feet.

Deliveries have substantially increased, with 811,735 square feet coming online so far in 2017, and an additional 1.4 million square feet under construction. During Q4 2016, 126,665 square feet delivered, with 346,870 square feet opening in Q1 2016. The vacancy rate was 6%, with NNN average asking rent at $10.46 per square foot, annually.
