An office submarket is finally emerging in Miami’s Wynwood neighborhood, an industrial zone that’s transitioning into a retail, dining and entertainment destination with upwards of 500,000 square feet of space under development. The newest addition to this mix is The Gateway at Wynwood, a 420,000-square-foot building that will comprise 200,000 square feet of Class A office space and 25,000 square feet of street-level retail space.
New York-based R&B Realty plans to begin construction on the speculative project in the next 90 days, with financing secured, leasing and site preparations at 2916 North Miami Ave. have already commenced. The project is set to deliver in late 2019.
The development site is located at the intersection of three of Miami’s hottest neighborhoods (Wynwood, Midtown and The Design District). The project will feature 25,000-square-foot floor plates, a private rooftop terrace, an on-site parking garage, and direct access to Interstate 95.
