Prologis signed a 132,350-square-foot industrial lease with a wholesale auto parts distribution company in City of Industry. The tenant, which signed a five-year lease, required only limited improvements prior to move-in as the building’s existing condition and specifications met the requirements of a distribution facility.
Located at 19545 to 19649 E. San Jose Ave., the property features 24-foot clear heights and an excellent dock-high loading ratio.
CBRE’s Jason Chao, Lynn Knox and Case Dahlen represented the San Francisco-based landlord.
Chao says, “This was an ideal location for the new tenant, which is already located in the area. The company was expanding, so when this space became available in such proximity, they jumped on the opportunity.”
Knox adds, “We were able to lease the building with minimum downtime and tenant improvement work to a growing local company that needed additional expansion space. This was a win-win for both parties.”
