Renovation Pays Off in Little Falls, NJ

Theta Holding Company has finished a multi-million-dollar renovation of Overlook Corporate Center in Little Falls, NJ.

“Their investment is paying off,” said Richard Mirliss, executive managing director at Colliers International Group. The 415,000-square-foot property is now 80% occupied, up from just 30% occupied before Colliers became the exclusive leasing agent for the property at 150 Clove Rd. Asking rents are now in the high $20 per square foot range, up from the low $20s.

Theta added a state-of-the-art conference center, a full-service fitness center and airport-style lounge areas for meetings and social gatherings. It stands at the junction of Routes 46 and 3, and next to New Jersey Transit’s Montclair State University train station.
