Report: Goldman Sachs in Negotiation for 150K SF

Real estate and media sources said financial giant Goldman Sachs is in the final phase of lease negotiations for 150,000 square feet in Trammell Crow Center. If a deal is struck, the New York-based company would relocate its North Texas back-office operations from Irving, TX to 2201 Ross Ave., in Dallas central business district.

The financial giant was offered plenty of parking, and a triple-net lease rate of approximately $20 per square foot. Trammell Crow was able to offer a high parking ratio of six spots per 1,000 square feet because JP Morgan Chase will be developing a mixed-use project next door, that will include parking. That project is being dual-tracked with renovations to Trammell Crow Center, and will start in early 2017.
