Ryan Cos., Invest Group Overseas Partner on 900K-SF Project in Frisco

A new office and retail development called Auspire will join The Gate mixed-use project, located just north of the new Frisco Station and the Dallas Cowboys’ Star development. The Gate’s Dubai-based owner, Invest Group Overseas and Ryan Cos., are partnering to build Auspire, which will total 900,000 square feet in three buildings.

“Auspire has a prime, high-visibility location on the tollway, striking architectural features and abundant nearby amenities,” said Paul Rowsey, vice president of development for Ryan Cos. “We are in an advantageous position to respond to the strong corporate demand for office space in Frisco. Auspire is at the heart of where corporate America in Dallas has located and continues to locate.”

Avison Young’s Dallas office has been tasked with finding tenants for Auspire. The team includes David Quisenberry, John Conger, and Jeannette Del Bosque.

Gensler is designing Auspire, which includes a handful of smaller retail buildings to complement the office buildings. Also in the mix are two apartment communities, a condominium project, and a hotel.

“The Gate totals an approximate 40 acres, and will be fully-built long before our competitors’ developments,” Quisenberry noted.
