Samuels & Associates and institutional investors advised by J.P. Morgan Asset Management have started construction on 201 Brookline Ave. in Boston’s Fenway neighborhood, with expected completion in Spring 2022. The developer has signed its first two tenants in leases totaling 89,000 square feet.
Third Rock Ventures, a healthcare venture firm, will move its headquarters from Back Bay to 24,000 square feet at 201 Brookline. Biotechnology company Tango Therapeutics has leased 65,000 square feet. NKF represented Samuels & Associates in both deals.
The creation of 500,000 square feet of office and lab space at 201 Brookline is Phase II of the redevelopment of the 401 Park building. This will be a new 14-story mixed-use building with ground-floor retail and 13 stories of large, efficient floor plates built for office, tech, and life sciences companies. An additional 400,000 square is being built on a speculative basis.
