Stage Equity Makes TX Debut with MOB Deals

Skokie, IL-based Stage Equity Partners (SEP), which focuses on healthcare real estate, recently acquired two medical office buildings in San Antonio and Midland for an undisclosed sum. The acquisition of 2500 W. Illinois Ave. in Midland and 9410 Dugas Dr. in San Antonio were SEP’s first deals in Texas.

The Midland deal, which closed earlier this month, saw SEP structure a 20-year sale-leaseback on Midland Women’s Clinic, one of the largest women’s health practices in West Texas. Midland Women’s Clinic was represented by Marcus & Millichap.

In a separate transaction that closed in February, before the height of the pandemic, SEP acquired the 20,000-square-foot San Antonio Medical Office Building, a 100%-leased, multi-tenant MOB. The property is long-term leased to a variety of complementary medical practices, including family/internal medicine, dental, behavioral health and women’s health. 

CBRE was the broker in that off-market acquisition.
