GreenSpace Holdings, a Houston self-storage developer, began construction on a 1,017-unit facility at 2515 Westminster Rd. in Pearland, TX. When completed, the three-story building will feature 95,565-square-feet of rentable space, climate-controlled units and electronic access control . . . all built within surplus shipping containers.
According to GreenSpace Holdings, the patent-pending design reduces multistory self-storage construction costs by up to 50%, beats back the construction schedule by 4-6 months, and decreases occupancy required for positive cash flow to approximately 45%. Using surplus shipping containers versus traditional construction methods also offers several environmental benefits, by reducing new structural steel and concrete retirements.
JLL’s Chris Bergmann represented GreenSpace Holdings in the purchase of the two-acre parcel on which the project is being built at Pearland Parkway and Farm-to-Market Road 518. TMS Contractors LLC is the general contractor. The facility will operate under the CubeSmart brand.
