Encinitas, CA-based Stos Partners acquired a 20,000-square-foot industrial building in Escondido, CA for $124 per square foot, and a retail property in Oceanside, CA for $1.4 million. The seller of the industrial asset was 2250 Micro LLC, while the seller of the retail property was an unnamed private party.
Colliers International’s Tucker Hohenstein and Mike Erwin represented both buyer and seller in the industrial deal. Cushman & Wakefield’s Peter Curry represented both parties in the retail deal.
During escrow, a long-term lease was secured with an unnamed Fortune 500 company, bringing the industrial property at 2250 Micro Place, to full occupancy.
Stos plans to create a contemporary retail and/or office space at the Oceanside property, located at 610-612 Mission Ave. Plans include exposed bow truss ceilings with skylights, exposed beams, concrete floors, and other creative elements.
