DAUM Commercial Real Estate Services brokered an eight-year, 68,394-square-foot industrial lease in Corona, CA valued at $4 million with Sunshine Metals, Inc. The freestanding warehouse at 1228 Sherborn St. was acquired by Excel Business Park, LLC., which then completed renovations within 60 days prior to the lease being executed.
DAUM’s Chris Migliori, who represented the landlord, says “We represented the owner in acquiring the asset as an investment property. After purchasing the building, our client strategically implemented interior and exterior upgrades throughout the property, enhancing its appeal and making it better-suited to the distribution needs of supply and warehousing users.”
JLL’s Cameron Driscoll and Luke McDaniel represented the tenant, which is relocating from Fullerton.
The property features 10,656 square feet of office space, six dock-high loading doors, 2,000 amps of power, and a fully installed high pile racking system, a showroom, and 1,000 square feet of bonus mezzanine.
