San Francisco-based Swift Real Estate Partners signed commitments totaling nearly 400,000 square feet of space at two East Bay offices. Wells Fargo Bank is taking 285,000 square feet at Swift Plaza, a four-building 1.1-million-square-foot asset in Concord, CA, while Zeltiq is expanding into 110,000 square feet at Rosewood Commons, a six-building, more than 1-million-square-foot property in Pleasanton, CA.
Swift Plaza underwent significant capital improvements, including lobby upgrades and exterior building work. Swift also completed extensive amenity improvements at Rosewood Commons, including a café, conference center and landscaping upgrades, which has helped boost occupancy from 10% to 75% since 2014.
Newmark Cornish & Carey’s Breck Lutz represented Swift in the Wells Fargo deal, while the tenant was represented by Cushman & Wakefield’s Whiff Collins. JLL’s Jim Peterson, Tom Maloney and Kevin Mechelke represented Swift in the Zeltiq deal, while the tenant was represented by T3 Advisors’ Austin Barrett and Andrew Zink.
