Swift Picks Up 67-Acre HP Campus in Sale-Leaseback

San Francisco-based Swift Real Estate Partners acquired the HP Campus in San Diego’s Rancho Bernardo submarket from HP Inc. for an undisclosed amount. The 67.5-acre property includes seven office/R&D buildings and one Class A office building, totaling 782,211 square feet.

HP Inc. has owned and occupied the campus since the first building was constructed in 1970. The company plans to lease back 79% of the campus.

CBRE’s investment advisors Louay Alsadek, Alex Somerville and Hunter Rowe represented the seller, along with CBRE market expert Brad Black. The buyer was self-represented.

Alsadek says, “The HP San Diego Campus is a rare investment opportunity. There are very few properties of this size and scope in San Diego County, which resulted in significant interest from institutional buyers across the country.”
