Tech Firm Nearly Triples Space with Massive 55 Water St. Deal

HR technology firm Justworks has signed a long-term headquarters lease of 270,000 square feet at 55 Water St. in Lower Manhattan, nearly tripling its current footprint at the Starrett-Lehigh Building.

The tenant will relocate from 99,000 square feet at Starrett-Lehigh to four non-contiguous floors at the 3.8-million-square foot 55 Water St. The 99,000-square-foot space is itself an increase from the 60,000 square feet Justworks occupied in early 2018.

“Justworks’ 270,000-square-foot commitment further demonstrates the strong demand by top firms for quality office space in the Downtown Manhattan office market, which has become a hotbed for activity among creative and technology firms,” said Dan Palino, COO at building owner New Water Street Corp.

Cushman & Wakefield’s Chris Helgesen, Peter Trivelas, Dirk Hrobsky and Gary Ceder represented Justworks. CBRE’s Howard Fiddle, Evan Haskell, Brad Gerla, Dave Caperna and Mary Ann Tighe advised New Water Street, a subsidiary of the Retirement Systems of Alabama.
