Trammell Crow Company, along with capital partner Clarion Partners, LLC, acquired nearly 90 acres in Metro Denver with plans to build 104th Commerce Park, a 1.17-million-square-foot industrial park. The property’s zoning allows for a wide range of industrial and e-commerce uses, including outside yard capability and substantial trailer storage.
Situated in the “first ring” outside of the central Denver core, in the fast-growing inner I-76 corridor northeast of Denver, the project will be comprised of five industrial and distribution buildings built in two phases. The vacant site at 104th Avenue is east of the intersection of State Highway 85 and Interstate 76.
Trammell Crow Company’s Bill Mosher says, “This site provides a new opportunity for industrial infill development, with an accessible location to reduce drive-times for transportation routes in every direction, and at significantly competitive pricing to the Central Submarket.”
CBRE’s Tyler Carner, Jeremy Ballenger, Jessica Ostermick and Daniel Close will handle the marketing of the site.
