Houston-based Triten Real Estate Partners hired JLL to lease 100,000 square feet of creative office space in its 200,000-square-foot, mixed-use, adaptive re-use project, M.K.T. The project, located at West Sixth Street and Shepherd Drive in Houston’s Heights neighborhood, will involve conversion of five dock-high industrial buildings into 100,000 square feet of curated retail, along with the 100,000 square feet of office space.
The office component will offer spaces ranging from 2,000 to 40,000 square feet. Austin-based Michael Hsu Office of Architecture and Houston-based Method Architecture are providing design services. SWA Group is the landscape architect.
Russell Hodges and Bubba Harkins with JLL are handling leasing for the office component. Triten Real Estate Partners is developing the high-end mixed-use destination in partnership with Houston-based Radom Capital and Boston-headquartered Long Wharf Capital.
