Value-Add MF Changes Hands in Chicago’s Rogers Park

Marcus & Millichap finalized the sale of 1364 W. Estes Ave. a 49-unit mixed-use property in the Far North Side’s East Rogers Park. The value-add asset sold for $6,200,000.

C. Parker Bell and Kyle A. Stengle, multifamily investment specialists in Marcus & Millichap’s Chicago Downtown office, had the exclusive listing to market the property on behalf of the seller and also sourced the buyer, both of whom were undisclosed. “The size and desirable location of this property led to a high level of interest and multiple competing offers,” said Bell.

The property consists of 40 one-bedroom/one-bathroom units, three two-bedroom/one-bathroom units and six commercial spaces. The building is within walking distance of Loyola University as well as the Chicago Transit Authority’s train and bus stops. It’s also a short walk to the beach.
