Vintage Multifamily Trades in West Rogers Park

An Essex Realty Group team recently brokered the sale of 2740-44 W. Granville Ave., a vintage 10-unit apartment building in West Rogers Park. The firm’s Steven Livaditis, Brian Karmowski, Brian Kochendorfer and Troy Beebe represented both the seller and buyer of the property, which sold for $1.3 million.

All 10 apartments at 2740-44 W. Granville are two-bedroom, one-bath units with individual gas forced furnaces and separate hot water tanks. They’ve been moderately updated with newer kitchens and bathrooms.

Within a three-week period, the Essex Realty team procured over 25 individual property tours and received multiple offers. The property ultimately sold at list price and closed within 45 days.

Essex Realty notes that West Rogers Park has seen a significant appreciation in the neighborhood’s multifamily properties, sparked by a rising population of young business professionals and families moving to the area.
